Right. And I wouldn't necessarily argue for the Texas model where there's like no zoning whatsoever. There has to be some. But we're seeing in Most of the research, all the research, you see it when you build more, the rents come down for people. Right. And that's a longer term obviously achievement that will eventually reach. But what we're calling for in the housing growth plans is and to actually meet some of the needs of the communities.
