So, on inflation, I think it's important for us to realize the drivers of why inflation happens. And I agree completely with Devlin that one of the antidotes is industrial production. And We've got a gold mine under our feet in terms of energy in Pennsylvania and in particular in the West. And we're abandoning that part of the solution by saying that it's off limits.
