I'm a big believer in that and I'm happy to be up here today. Before taking questions, I just wanted to also address another issue that's probably on the minds of some people. The other day we announced that we had sold four long term healthcare facilities, including one in Marion County. I want to emphasize why this is such a good deal for this area.
