Yeah, I mean, think About Wild Basin and that area of Austin along mopac, that's all protected land. You think about their trail system as well? Yeah, they've done an excellent job. And their tree canopy. And We have a lot of the same types of policies here in Fort Worth, and we're just lucky to be behind [Austin] growth wise by about 10 years. And so how do you learn from a city like that? That's been. Yeah, it's very important. So that's legacy to me and I love that. And kind of know what's next also. (1:06:06–1:06:15)
