Governor, there's been some criticism recently around the vote to buy 4 acres of Guston for $83 million. I know the CFO objected to that purchase. What's the reasoning for that? There were two appraisals done that had basically $82 million. And so it wasn't like that was just pulled out of the air. That was done twice.
